Lowest Cost of Living Counties

Counties with the most affordable housing and living costs relative to local income.

Cost of living encompasses everything from housing and utilities to groceries and transportation, but housing costs are by far the largest component. Our cost score uses Census ACS data on median gross rent, median home values, and monthly housing costs as a percentage of household income to identify where Americans get the most for their money. The lowest-cost counties are concentrated in the rural Midwest, South, and Appalachia, where housing supply exceeds demand and land costs are minimal. West Virginia, Mississippi, Arkansas, and Oklahoma counties frequently appear at the top. However, low cost of living often correlates with lower incomes and fewer job opportunities — which is why this ranking is most useful for remote workers, retirees, or anyone whose income isn't tied to the local economy. The sweet spot is a county that combines genuinely low costs with reasonable access to healthcare, shopping, and transportation.
